Inspection Types

Whole House Inspections

This inspection is a visual examination of the readily accessible components of the home. The inspector operates the systems of the home using normal operating controls. No dismantling of the home’s components or destructive testing is done.  Our professional home inspection can identify nonfunctioning systems, damaged building components, safety issues and items that are approaching the end of useful like. The final inspection report for the whole house inspection is also available in Spanish/English version for clients that are more comfortable with and would prefer their report be in Spanish. If a report needs to be in Spanish for a client, it should be requested at time the inspection is ordered to ensure that the inspector arrives in the field with the proper reporting software. 

One Year Warranty Inspections for New Homes

The sale of a home usually includes a one year warranty in which the builder will correct any problems encountered within the first year of ownership of a new home. It is wise to have an inspection conducted shortly before the one year warranty expires so that you will know that what you will want to have the builder correct. 

Accessibility Review

Stucco Inspections, (Includes EIFS)

The exterior stucco on all homes is either hard coat or synthetic.  Both types of stucco have the ability to retain water and cause moisture levels to be 30% or higher beheath the surface of the stucco. Synthetic stucco experiences more problems than hard coat due to the consistent improper installation by synthetic stucco contractors.  We use moisture scanners to determine areas of high humidity indicating potential elevated moisture levels and then when determined necessary we can probe the surface with another moisture meter to determine moisture content behind the surface of the exterior and can tell you whether or not the stucco poses a threat to the life of your home.  We will also include maintenance and care procedures for your home.

Termite/Wood Destroying Insects Inspections

Termite Inspections are required by most Finance Institutions for Real Estate transfers. We can schedule the inspection to be performed by a State Licensed Individual, at the same time we are performing a Home Inspection. 

Radon Screening

The Environmental Protection Agency, (EPA) recommends radon screening for the sale of all homes old or new.  Radon is a deadly gas emitted from decaying Uranium which can enter a house through small cracks and openings. Radon is especially high among areas where granite is present. There are multiple methods used to test for Radon, our company uses a continuous monitor. This method not only provides us with an overall average, but hourly readings. This method also allows us to detect any tampering with the testing equipment or the environment, where other methods cannot.

Kansas has recently passed a Licensing law requiring Radon Screeners to be State Trained and Licensed. Tom is Kansas State Licensed as a Radon Technician.  #KS MS 0124 

Moisture Intrusion Inspections

Moisture is the primary issue with almost any home.  Moisture intrusion is an inspection that is performed to attempt to determine the source of the moisture entry and best means of stopping it and prevention of future moisture entry.  Also included are recommendations to prevent deterioration or to minimize deterioration to the exterior siding and trim.  An ounce of prevention or a pound of cure. 

Light Commercial Inspections

Buying or renting a new home for your business. You should have a mechanical and structural inspection.  To confirm that you are getting what you expect.  This inspection is similar to a home inspection covering the mechanical and structural systems of the building.

As a renter you can establish the condition of the structure and mechanical systems at the time of leasing.  If you will be responsible for maintaining the structure and systems you will have a schedule for planning for replacement. At end of lease you can verify before and after conditions.

New Construction Progress Inspections

Are you building a custom home and want to make sure it is being built correctly, right from the start? Inspect America, LLC performs inspection beginning during the foundation construction and then the framing process, then prior to the drywall installation, we inspect the rough plumbing, electrical, and HVAC systems, as well as the insulation installation.  With heavy emphasis on Codes and manufactures installation instructions.  There will be a number of reports involved during the process and several surprise visits. At the end of the process you receive a whole house inspection.  

Sprinkler System

Performing a sprinkler inspection includes not only verification of the presence of a backflow preventer and its certificate being up to date, but also includes running the control panel to verify each zone function an well as confirmation that each sprinkler head is functional and that the sprinkler heads  are not spraying water on the structure.

Swimming Pool and Spa Inspections

After years of maintaining my own pool and spa tub, I now offer pool and spa inspections where the pool and mechanical systems are inspected for function including mechanical pool cleaning equipment where installed and ready for inspection.  Powered pool covers are also operated.  The immediate decking grounds and fencing are inspected for safety.  Electrical system is inspected for potential safety and shock hazards. These inspections are performed to the ASHI, American Society of Home Inspectors,  Swimming Pool Standards of Practice.

Expert Witness Services

When under the advice of your Attorney, a Home Inspector is recommended to look at the issues to determine validity or extend of the issue.

Most often a Whole house inspection is completed to determine the overall condition of the structure and systems at the time of the inspection. Particular attention is used to your specific issues where upon a report is delivered and with this information your attorney  can advise you as to the next steps.

Should be needed I have years of experience as an expert witness from initiation through deposition and testifying in court.
